Below, you’ll find our accommodation terms and conditions presented transparently and in straightforward language to ensure your understanding and compliance.
Cancellation Policy
– A 95% refund will be provided for cancellations made 60 days or more before the check-in date, with a 5% charge to cover transaction fees.
– A 50% refund will be provided for cancellations made 30 – 60 days before the check-in date.
– No refunds will be given for cancellations made 30 days or less before the check-in date.
Extra Charges
2.1. Check-out Cleaning
– We expect guests to leave our properties tidy and in order, similar to how you’d leave a friend’s place. If properties are left excessively messy or dirty, the following additional charges will apply:
– CHF 250 surcharge + CHF 50 coordination fee.
– CHF 200 surcharge in addition to cleaning fee for items that require specialized disposal.
– Examples include extensive liquid spills, rearranged furniture that requires resetting, or soiling the apartment with wet and dirty shoes.
2.2. Damages
– Accidental damages like a broken plate or glass are understandable. However, for damages resulting from misuse, overuse, or intentional actions, guests will be charged for:
– The product’s actual cost.
– Logistics costs (actual cost or minimum of CHF 100).
– Disposal cost (CHF 100).
– Coordination fee (CHF 150).
2.3 Ski and Ski Boot Damage
Our wooden floors in the apartments are NOT designed to take ski shoes. We enforce a strict NO ski boot policy inside ALL studios and apartments. We provide a ski room at the entrance of House A where we have enough ski boot warmers and storage space for skis & snowboards. Any damage to the flooring will be paid for by the guest.
2.4 Mountain Bike damage
We enforce a strict NO bikes in the apartments & studios policy. Oil stains and mud & dirt needs to stay outside the property. Any damage caused by mountain or road bikes inside the apartments or studios will be paid for by the guest.
We have plenty of indoor (in the ski room at the entrance to House A) and outdoor, safe bike storage areas.
Rule Violations
– Smoking: No smoking allowed. Violators will be charged CHF 500 for ozone treatment.
– Parties: Parties are prohibited. If a party is reported, the police will be called, and a CHF 250 administrative fee will be applied.
– Noise Complaints: Respect the quiet hours. A warning will be issued for minor violations, but significant breaches will result in a CHF 250 fine.
– We reserve the right to cancel your booking and require immediate departure without any refund for severe rule violations.
Quiet Hours
– Please keep noise levels to a minimum during the following times to respect our neighbors:
22:00 – 08:00
Check-in & Check-out Timing
– Check-in time is from 17:00 in high season. In low and mid season check in may be earlier by prior arrangement.
– Check-out time is by 10:00 Late check-outs may incur additional charges.
Pets
– Dogs are allowed by prior agreement in Lavadinas & Fuorcla apartments and in Studio 5 Foppa. Please note an extra cleaning fee of CHF50- per dog is required..
Liability
– We are not responsible for any accidents, injuries, or illnesses that occur while on the premises. Nor are we responsible for the loss of personal belongings or valuables during your stay.
Age Requirement
– Guests must be at least 21 years old to make a reservation.
Amendments
– We reserve the right to amend these terms and conditions at any time without prior notice.
Governing Law and Jurisdiction
These Terms shall be governed and construed in accordance with the laws of Switzerland, without regard to its conflict of law provisions. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of Switzerland.
